I have three investment properties (2 single family and 1 commercial). All the properties brings in about $2,700 per month gross. Rents are low. The commercial is paid off and have about $200,000 in equity between both homes. I’m considering selling all three and buying multiple units (5-10 units). I would like to get feed back or ideas.

Can anyone recommend a real estate hard money lender in California? I’m looking for a lender that will lend money based on purchase price.

 I agree 100%, Bakersfied prices are too inflated. However, as we get closer to the Hollydays prices decrease due to the decrease of buyers.

Based on the information above, I think the property is overpriced. I suggest you look for a property with a better ROI or try to negotiate a better price with the seller.

I would like to start a hard money loan business. But I don't know what are the minimum requirements. I tried to research online, but there is limited information on the topic. Can anyone help?

I'm assuming she has not moved in yet. If so, you have it easy. Just don't her move into the property until she pays the rent.
