I would most defenitely say YES. However, becoming a real estate agent is not for everyone. I would recommend networking with real estate agents and learning the in and out of the business.

@Kevin Phu. When calling a title company all your need is the to property address. The information contains. 1. Legal owner(s) information 2. Loan recorded against the asset 3. A list of recent properties sold in the area 4. When property was purchased and how much 5. Property history aka chain of title 6. Copy of plot map All the above are vital information that an investor needs to know before making a decision to invest.

I'm not sure what the rules are in your state, but in CA you can call any title company and request a property profile. The document is free and will contain all the necessary information (loans, dates, who's on title) to make a sound decision. Usually the profile came with recent sold coming comparable.

That's is defenitely an odd situation. I am not sure about tenant laws in Texas, however, I would speak with a eviction attorney before taking any action.

Remember to run your investments like a business...Stick to your rules. Every time I let a tenant move in without paying the full rent, I always have to eventually evict them.

Hello Everyone,

I want to purchase another investment property in my area by year end, however, I have noticed properties  have multiple offers and are selling quickly and over asking price. I checked other areas in California and out of state and see the same thing. I'm having flashbacks from the prior crash. Is this the right time to buy? Or the market is about to crash? Should I wait until next year? Let me know what you guys think.
