With your sprinklers running 7 days a week for an hour a day, I would say most of that bill is coming from your irrigation system. Since you tend to agree with him that the water bill is excessive, you should ask to see the bill and offer to pay a partial amount.

Dialing back your sprinkler timers will definitely help a lot, and I am sure you will see a major difference in your next bill.

As long as it is disclosed, and you have the bid in hand, it shouldn't be a problem selling. The potential buyers would be informed of everything and they would have the cost to repair the foundation. If anything were to go wrong with the foundation, there is a lifetime warranty so there shouldn't be anything to worry about.

I do all of my business in Dallas-Fort Worth, and foundation is a problem with just about every house I deal with. Since it has been recently repaired, be sure you get the receipt from that repair. Also with all of the foundation repairs I have dealt with, they come with a life time transferrable warranty. It shouldn't be a long term problem at all.

I know this question was not directed towards me, but in the DFW area I always use the same foundation guy and he charges 200 a pier. This also includes a LIFETIME transferrable warranty.

I would say your best bet would to be convert the upstairs to a 2 br layout, and marketing it as 3/1. To me this is something you can't go wrong with. It is more marketable and you would be able to charge more for rent.

If you were to give the option of a 2 or 3 br, and someone wanted the 3, then you would have to take into account when they would be able to move in because it obviously wouldn't be an immediate move-in situation (which might scare potential tenants away).

I know this is not the most conventional way or legal way, but I have heard it is a quality source to get buyers or sellers. The area meetups that I have attended here in DFW, they always stress calling these band it signs. This is telling me that people are aware and are willing to call these signs. I also know a few people who have used band it signs and they have been successful

That is the price I have been receiving for duct work, condenser, and handler, but I am working with an investor friendly A/C guy who I have done a few houses with already.

The houses that I have dealt with in the past that have needed central heat and air cost me anywhere between $4,500 - $5,000 and that is for 1500-2000 sq ft. Are you currently rehabbing a house that has this problem, or are you just trying to gain information?

I have A/C contacts that I could connect you with in order to get the work done.
