Boxabl isn't available yet, but they seem to have the best price at $50k including appliances. You still have time and costs involved in site work, foundation, permits and utility hookups outside of the unit cost. I can't speak for California, but stick built is cheaper in Florida by far. But you would have to decide if the higher price would be worth the time savings.

@Allen Magtibay Why not buyout their LLC membership interest? If you plan to sell the house give them an IOU or second mortgage to pay when you sell. Or refinance after you buyout their membership interest and pay them off out of the proceeds. This way should be much easier and no fees or taxes with changing title.

@Kevin Wo Having the owner deed it to you won't help. It will still be foreclosed and the deed won't be valid. It will be ignored.

The auction date is advertised to the public, so everybody knows about it.

Your options are to have the cash and win the auction, or if it is worth more than they owe, enter a contract with the owner and buy it before the auction.

Solar panel costs have come down around 90% in the last decade. I think Tesla is by far the cheapest at $2/watt, but the payback all depends on how high your electric rates are. Some states, like HI as Bill mentioned, have a payback period in a few years.

@Bill Brandt aren't you getting crushed with daytime TOU rates in the hot months? I wanted to switch, but I run my AC all day.

@Omar Merced Will they allow these in Clark County? It's definitely faster than stick built, but I bet the all-in finished price is a bit higher. I may be interested if you come across any land.

I looked at some larger lots in Henderson that had views and some other lots scattered around the valley that I could split. I'm looking to build a few at a time and was wondering if any other investors are building here.

I see that the market is dominated by national builders, but there are also buildable lots around and parcels that can be split into multiple lots. I was building specs in FL and I am wondering if anyone is building here in Vegas and is willing to chat.

@Miguel Torres I used to just bring cash when I did the in person auctions. It's a lot easier to deal with, unless you have to pay the full amount.

@Shanai Rogers I look for properties that I can either easily resell or land that I can build on. I rule a lot of properties out that I'm not interested in, such as trailers and rural areas, unless they have land that's easy to sell. Then I can check for any liens that may survive, which depends on the state.

Then you have to figure out how much you are willing to bid. It's a lot of research and bidding can be competitive, but sometimes properties do slip through the cracks.

Almost every tax deed has similar circumstances. It's up to the clerk to notice the proper parties per statute. They do a pretty good job of it, so I wouldn't worry about it. If they do screw up, you will be made whole, so no big deal.

If an heir opened probate, that means there is money/assets leftover and they will probably pay off the taxes and sell the property themselves. But if you do win, let an attorney handle the quiet title. It's not complicated, and is more a formality that just takes time to notice the right parties. If no one comes forward, case closed. Or if it's going to be a rental, you can just wait 4 years and you can save a few thousand and skip the quiet title.
