The lien must be recorded to be enforceable. If you can't find any in the official records, then there may be none. Most tax deed properties are vacant by the time the tax auction rolls around. If the person is occupying the property and refuses to leave, you can get file for an ejectment in Florida.

People understand what's going on after you send them a notice to vacate or they talk to their attorney and will only need some time to move out.

You cannot file a Quiet Title action until you own the property.

I had to read your response again. Are you specifically referring to a special assessment that was voted on before the sale, but not due until after the sale? Any HOA assessments due prior to the sale should be extinguished. I assume something like this happened to you in the past.

One of the players that helped me track down an owner said they try to collect up to 40%, but if Wayne is correct, maybe he had his states mixed up.

There are a ton of people already chasing down owners that are due surplus funds from tax deeds.  If they are due a surplus, they are probably already getting at least a dozen letters so you would have to really stand out.

I am a full-time real estate investor in Panama City Beach, FL and surrounding areas. After checking the forums on and off the past few years I have finally updated my profile and decided to post. 

I got my real estate license in Akron, OH in 1999 and started working for and learning the business from local rehabbers (before the age of the "realty shows").  Shortly after I began doing my own deals. 

In 2004, during the boom,  I moved to Florida and have been here ever since. I left the real estate license behind and I mostly do rehabs. Currently, I am working on a few spec homes and I have also been involved in a couple small developments in the past. 

I have found some useful info here and I am looking forward to contributing in any way that I can and hopefully make some good connections.
