That is correct most of the time you can not enter the property before purchase.

I also live in Swarthmore and invest in Delaware County. Look in Glenolden, Homes and Secane  I have seen duplexes in these areas. Also not a bad place to live.

If you are willing to put some work into a place go the the auction sites and buy someting well below market value but you will need cash to buy.

Hi 

I am looking to do a cash out refi on 6 properties, can anyone tell me if I can put them all under one loan or do I need to keep individual mortgages on them.

Good Afternoon

I am looking for some help now the my rental profilio has grown to 8 buy and hold rentals. I currently have each property under its own policy and don't know if that is the most cost effective way of handling it or not. Also all of the properties are in my personal name ececpt for one which sits in my LLC because it is paid off.

Any info or suggestions that you may have will be helpful and very much appricated. Thanks in advance.

Post: Appliances in rentals....to do or not to do?

We provide appliances for the kitchens only including microwave if its a built in. I did provide washer and dryer in my last rental but only because it was there when we purchased the house and in the lease it spells out that the landlord is not responsible if either break. We do own a condo that has a built in washer and dryer thank god we haven't had any issues with those either but once again it was purchased with the property.

I purchased my 6th rental and I am looking for a cash out refi on it. Here is a little about my situation this will be my 5th mortgage and the total ARV is about $75,000. so I am not looking for a large mortgage amount and with it being my 5th active mortgage can someone please give me a few pointers or recommend a lending company to deal with

I am not a member. I have been trying to get to those meetings but I work shift work and its very hard.

What I an looking for is are there parts to stay out of, any experience with rental history and how is the borough to deal with and rent prices. I have done the numbers and they look good for some SFRs.

Ok...so now I have three rentals and they cash flow pretty good but i am tapped out on credit and because I paid cash for the last property I dont have any more to buy another property. What Iwant to do is do a cash out refi but the lenders are telling me I have to wait a year because I paid cash for the property. Is there another way? Help

Hello BP

I recently purchased my 3rd rental property and this one was a shell which is getting a total rehab. I had to pay cash for the property because of my debt to income ratio. So me question is do I need any other insurance but renter policy which covers the structure? And do I need any other coverage during construction? i have never owned a property that was vacant.
