@Simmy Ahluwalia Thank you for your response. That doesn't make it non-profitable though. The cash-on-cash will nonetheless be over 10%-12% annually at the worst case scenario of a $175K rehab. The contractor's bid came in under $155K. And $500K ARV is a conservative estimate when the property was expected to be capped at 4 units. It should be more like $560K.

Contract Price: $240K (asking price: $350K)

Rehab: $175K (with contingency)

Units: 5

ARV: $500K

Requesting: 90% of PP / 100% of Rehab (open to negotiation on both)

Experience: First Deal (Masters in Real Estate Development; 5 years experience rehabbing units at work).

Exit Strategy: Hold for Rental (may flip if market dictates)

Buyer: Acquiring under an LLC

Hey @Herndon Davis! I have noticed a lot of new development beginning to happen in and around the 33311 zip code, more specifically around Sistrunk Boulevard (6th Street). The development has been primarily "across the tracks" for many years but finally seems to be coming across those tracks. I would recommend looking in that area to see if you can get in early on properties where the value hasn't appreciated as much yet. It may not be much longer before you start to see the property values accelerate.

I am ready to build a portfolio of value-add, redevelopment and ground-up development assets with a strong team of equity partners and/or mentors. I have been in the industry now since 2015 after earning a masters in Real Estate Development. What I bring to the table is experience, knowledge, contacts, limited equity and the passion to succeed. What I am looking for are partners who have equity that they want to put to work but maybe don't have the experience or time to accomplish they're investment goals on their own.
