I've been to a couple REIA events in the area. One is in Roseville with David Oldenburg called Flipping Academy and the other is just starting again after a long hiatus. I have been to another a couple times called Real Estate Round Table. I just got an email for that one I can share. I'm out of town. Best way to reach me is via text on my cell (see signature below. One of the other comments nailed it, saying to do your research and be conservative with your numbers. That being said deals seem to be starting to pop up a little more.  I just picked one up from a wholesaler and felt I got a good deal. I’m a local agent here in Sacramento so I’ll be selling it myself and also doing a bulk of the work with my investment partner. Would be harder to flip in the area if you’re hiring everything out, I would think. harder, but not impossible. I got lucky in finding this one but I think with a little more work deals can be found. Happy to talk through this one if you’re interested.

I have an STR in Lake Tahoe area. We shopped around and found all the property managers in the area were between 25%-35%. That was too much to simply give away. We decided to try Evolve Vacation Rental. They charge 10%. I live in Sacramento (2 hrs away) and figured it was worth a try at first to see if it could work for less than half all the others we found. If there was ever an emergency I could zip up there to rectify any issue. It has been just over 1 year and Evolve has worked out great. They have local "recommended" cleaners who can act as the local contact as well (ours does). We have not had any issues at all with Evolve or the cleaner/local contact. I think she could have her team clean a little better but we haven't had anyone complain. They manage our listing on AirBNB, VRBO and Booking.com. I would imagine they are achieving better rates with their algorithm than we could guess at or what the rental actual sites suggest. We get notified if there are any guest issues by either Evolve or our local contact/cleaner and it's up to us how we want to follow up. It is a condo so the outside o0f our unit is managed by the HOA.

I am not sure if we have been lucky or if Evolve works like this everywhere.  For what it is worth, our unit was completely remodeled and set up right before we started renting so everything was new.  Happy to talk further with you or anyone about it.
