Post: Section 8 voucher utilities included

You can get section 8 tenants without paying utilities, they will pay you less.  But you would not have the fear to look at the utilities bills. I have this problems before, so now I split the bills between them.  Section 8 only pays a little bit more, so it's not worth it.

You should have all your tenants sign some kind of forms saying if they don't report any  leakage tto you.  Then they will be responsible for the excess water charge.  I found the forms at evict123.com

I had an attorney, it  was because they didn't do their job.  I spoke to the front desk to request a review of the case. I sent them e-mail on the first 24 hour notice which the tenant didn't openeed the door. 

When the attorney finally called on the day before the trial.  I asked if he had looked over the e-mail or the pictures i sent him, he said  he didn't get the e-mail. then before the trial,  the attorney came and i asked him if he had seen my pictu9res, or the missed 24 hr notices.  He said no, he didn't know anything about it.  

Last Friday I received an ee-mail with the invoice of $475.00. $75.00 was for the process server to appear in   court.  The other $400.00 for the attorney to appear in court for me.  I didn''t know that even if I say I don't need him in court they can still send me the bill.

It's not that I don't want to hire property manager, It's because  they are smart.  They will take me after I evicted this tenant.  Not before.  Or some of them, they don't give you a choice when it comes to hiring workers to work at thee house.

I just e-mailed the attorney firm, notifying them I will take over the case myself.  Now this time, they responded right away.  I received a phone call from one of the attorneys.  Guess what,  he  said I cannot go to court myself without their representation.  I said why not?  Do I have to pay you guys?  He said, yes. Then," I am firing you" I said.

Can anyone believe this? The whole time I hired this firm for eviction.  Nobody had contact me for the details, except asking  me to send in the rental agreements etc.  Even up until the evening before the trial, They called to inform me what the attorney's name is.  What he looks like.

Before the  trial, he met me in the hallway, went thru the pictures, receipts, and text messages which I screen shot.  Took a few of them, asked me a few questions, then here we go, into the trial.  Can anyone guess what the outcome was?  Now they have the nerve to represent and charge me again.  

yes, I will keep trying to find ways, but to see another attorney is not my choice. Not only you have to pay $ 2 to 3 hundred for consultation.  But what they tell me is something I already know.  Nothing constructive.

I did see a couple of property managers.  One manager I met, I don"t think he was the one.  He sent his workers to see if they  can do some  of the repairs.  They came with no tools  and no ladder.   It was supposed to see if they can find the leak on the roof.  The second one was the one we were gong to go with.  Reasonable fees, we can either use his workers or ours.  But he want $800.00 initial fee up front.  

I am thinking about giving my tenant a 60 day notice..  The house is in very bad shape anyway.  Does anyone have better suggestion?

I just lost another eviction to my tenant.  Every time in court , he would always something which he did not answer  in the answer to the summon.  The first trial, it was my fault that I did not have an attorney.  I thought it should be easy, he owes me rent., I evicted him.  So, when the judge asked if I had gone to at least check it out.   My answer was no.  So the rent he owes me was reduced by 25%.  This was back in July 2023.  Then the second eviction, he stopped paying rent and say the house has too many problems.  Finally, he paid July's rent.  But he stop paying rent starting August,  He even tell me to evict him again.  This is like someone spitting on my face.  So I brought an attorney to court, but same result. Rent was reduced by 15%.  Same judge because we are in the area of this court.

I don't understand, he did not mention the things in the summons. And he could get away with.  Then during the second eviction, he always has excuses to prevent me to go to the house to do repairs. I posted a 24 hour notice on the door to come o0n Wednesday.  Wednesday , he didn't open the door.  All the people we hire could only go home.  Leave another 24 hour notice.  Friday, came back and don't open again.  

I don't know what I should do.  If I keep  evicting him, he will keeping saying the house is not safe .  This is like a revolving door.  I had the attorney standing NeXT to me, seems to me he was helping my tenant than me.  i didn't think this lawyer firm is so irresponsible.  Nobody contact me even until the day before the trial.  Then I asked him if he received my e-mail.  He said no. Then I asked if he read my case.  No.  So wee were in the trial, he knew nothing until he looked over my files and chose a few notes and pictures.  Anyway, I never had seen any law firms like that.  The rest iis history..

Welcome to the club.  I jusy lost my eviction case.. However it was my fault that I didn't take it seriously.  I lost because I did not hire an attorney thinking if he's late on rent.  Then out he goes.  Boy, was I wrong.  Anyway, to get back on your question, I used an attorney for eviction before and I thought he was very good  The firm's name is Liddell and Liddell in Glendora.  Bur I just noticed they charged $300 for consultation fee.  But maybe you can try calling them.  Whatever you choose, I will probably try too.  They have a website you can check out.  Good Luck

Yes, I have to admit , that I took it too lightly.  I thought if he is late, then he will be out in no time.  Then some friends suggested I don't even need an attorney because the things he wants to fix are he damaged.  And besides, he didn't give me a written request.    Now I know, there are still quite a lot more damages.  So we are going to try to repair them first before thinking about getting them out.  Am I correct?   I did talked to some PM s  they don't want to pick up the dirty  work until I repair everything.  So I guess I will just wait a bit long.  To my surprises, nowadays, there is no more free consultations three hundred dollars at least.  Does any one have any suggestions which I can ask questions locally?

By the way, does anyone knows an attorney whom handles eviction?  If so, do they charge consultation fee?  Most the attorneys we askedm they all charge consultation fee.
