I like to get some reference on an attorney who specialize in rental and eviction laws in the Los Angeles area?  The ones I find on Craigslist seems only to help delaying the eviction for the tenants.  Can someone help?

I charged him $50 this month, but I didn't charge him late charge before.  I am planning to charge him late charge after the 5th from now on.  He is on a lease until September,2017.  I am not sure if I should lined up a real estate attorney first, just in case if I have to give him a 3 day notice or eviction.  The attorney I had before is not in business anymore.

I have a tenant that moved into this single family home last October, the first few months he was on time when I pick up the rents.  But the past four months, including this month, he had been late as much as a week.  Then he promised it won't happen again, but then it happens again.  I have really lost my patience and also he is not taking care of the property.  Weed are over a foot high in front or back yard, then he would say ok i will take care of it.  But the next time I stopped by, it just got higher and higher.  Seems to me that he is a good liar, every month he comes up with an excuse so that he doesn't have the rent.  The house is being rented at below market rent, I thought this would keep people live there longer.  But I guess this is not the case.

Should I give him a 3 day notice next time when he is late again?  I expect him to do this again, if so, how many days after the 1st should I wait?

I just received a bill from the county of Los Angeles, for the rent that they paid me.  Even after I spoke to the supervisor at the Housing Authority on the phone, and sent him the e-mails and text messages, they still want me to pay them back.  My question is , should I pay them now, then take them to small claims court to get my money back, or appeal it.  But who should I appeal to?  They kept giving me the runaround when I tried to contact them.

If I take them to small claims court, who should I sue, I know for one, my ex-tenant plus whom else.  Can someone in the Los Angeles area help me please.

I don't worry about returning the rent, I will get it back through small claims court.  What gets me is , we are paying these incompetent people with our tax dollars and they are not being held responsible for mistakes they make.  I didn't want section 8 either, we inherited the tenant when we bought the property five years ago.

i am trying to say it is not worth to go with Section 8 if your rental unit csn be rented ut easily.

Last June in 2015 I received a letter from both the Housing Authoirity and my tenant saying that my tenant will be moving by August 31th, 2015.  On August 1st, when I went to collect the rent from my tenant, she told me that she will be moving on the 3rd of August to a house in Lancaster, CA, so she would only pay me two days of rent.  Of course I disagreed and demanded the full rent since she did not give me 30 days of notice.  I also received another portion of rent from Housing authority in Los Angeles, CA on her behalf.  I told her I can refund her part of the rent if I rent out the unit early.  She would not and did not give the keys back to me until August 31st.

Last December I got a letter from the Housing authority in the Palmdale, CA office saying they want me to pay back the rent because my unit was vacated and they don't pay for empty unit.  I spent the whole month trying to contact someone to explain to them and explain what happened.  Just like any government offices, it was a wild goose chase, they either tell me to call this number, call that number, or leave a message.  I finally talked to the person who sent me the letter, and I wrote her a letter explained the whole situation that happened.  Three weeks after I mailed the letter, I heard nothing so I called again, The person who sent me the letter told me she received the letter, but she cannot do anything about it.  I said before you send out the recapture of paytment letter, are you suppose to investigate, look at proofs or receipts and most of all, ask question?  Instead I got the letter saying if I don't pay by a certain date, they will turn this over to a collection agency.  WHAT A THREAT  She said she followed every procedures and I have to call her supervisor.  She got me into this and she she could just walk away from it. I guess this is what they call OUR TAX AT WORK.i 

I finally talked to her supervisor and sent him e-mails and text messages to prove that my tenant kept the keys until August 31st.

If I send them a certified letter like Annette suggested, should I send it under my name or have an attorney to do it.  Any suggestion on what I should say in the letter?

I have a two bedroom unit that recently have extra tenants living in it.  I sat outside in my car and watched them, there were at least four or five more people going in and out of the house.  My other tenants had complained about their behavior and loud noise .  I would like  to know what should I do to get them out.  Should I go to an attorney and do the eviction?

My property is in El Monte, CA and it has no rent control. I used the attorney that Mitch referred and seems to me he really know his stuff. We had the lock out last month and the eviction went pretty smoothly. Thanks for all the advice everyone gave me.
