If you're serious about investing, you need to learn how to research. 

And you can start by researching no money starting out threads on biggerpockets. There's only like a billion of them

 A crash may hurt 5 people for every 1 person that can capitalize on it. I never wish for a crash (and don't think anyone should) because it causes trouble for people. You don't want anyone you know to be homeless.

With that said, I have no problems capitalizing when there is a crash or softening. I just never wish for one.

I agree with the above, but there are few things my lawyer fixed on there. 

I have used and recommend Craig Pitts of Rubenstein and Pitts, PLLC. He was great

 I think if you're a nurse for 4 years earning at least 30-40k a year and you have no savings, the issue is your financial plan. That is plenty of money to live off and save 5-10k in 1 yr to 1.5 yr if you plan correctly. That 5-10k can be your downpayment for a duplex which you can house hack.
