 Thank you Eric, however I'm not trying to buy off another property, I'm using it to help pay off my business loan. Any advice for the lowest interest way I could do that?

What's the lowest interest rate way to pull out equity from an INVESTMENT property if it's completely paid off? Not a owner occupied one

Great! Would you mind telling me what bank gave you that 2.74% HELOC? Or what bank your friend used that gave you a 2.2%?

@Arlen Chou Can I get a variable rate HELOC and pay it off like a fixed rate one? Or is there usually a prepayment penalty?

 I'm getting an unsecured business loan for my office and I'm trying to save money. If I get one loan on my property to help pay off the unsecured business loan with a higher percentage, financially I'm better even though I'm more at risk of losing the property if something happens. Luckily, teeth are always in style and I don't foresee a shortage or change in needing a dentist anytime soon. 

Interesting stuff on the variable rate HELOC, I'll definitely look into that, thanks!

Hello BP,

I have another question for you guys. Does anyone know if the Florida Real Estate Commission has a standard Lease Agreement they publish? For example, in Oklahoma, we have this https://www.ok.gov/OREC/documents/Residential%20Le...

I would be changing it and modifying it, but just want a starting point to work off of. If anyone has one of their own they don't mind sharing, that would be awesome as well! I know you can get one from places like Staples but wanted to ask here first before that. That's a last resort for me.
