Sears scratch and dent seem to be the most competitive, and to your points will not carry much weight in terms of warranty / service given the struggling brick and mortar model.

Hello BP Community - 

We have several dishwashers and fridges that will need to be replaced in the next couple weeks. Our properties are in Washington state and we're looking for the best place to find replacement units? Please offer your advice on the best place to purchase these large capital expenditures. Thank you!

Hi South Sound BP Members! My wife and I own two triplexes and a detached garage that we turned into a storage unit. We are still building our contractor team and would like any trusted, tested, referrals that you’re willing to share. Thank you for sending painters, general handyman, plumber/sewer. Always expanding our relationships too; partnerships, agents, clubs, mortgage brokers, etc.

We recently purchased our first building and are turning one of our units. The applicants are a couple, not married yet, and he is moving into town about a month prior to her. He has filled out the application and completed our screening process. He's an ideal tenant with credit above 750, well above our income requirements, and has a clean background with no evictions/felonies/etc. His girlfriend however is staying back in MT until she finishes school and then will be coming to Seattle soon. He's disclosed to us that she doesn't have a job lined up yet, and therefore won't meet our 2.5 x rent income requirement.

What do we do? Require a higher security deposit, last month's rent, both? Input appreciated!

Appreciate the solid points everyone. We clearly need to firm up our tenant screening process so these decisions are more black and white in the future.

Hey BP members!

We are turning over our first unit and just listed it a week ago. Within two days we had an eager potential tenant that is currently living w/parents while looking to lease ASAP. They've been in the living situation with family for 5 years and had an 8 month stint away where the male and female adults lived in a sober living house after she was convicted for drug possession. She was convicted of a felony back in 2013 and has been clean for 5 years.

Our minimum requirements do not state "no felonies" on your record. We've spoken to his employer and his mother (where they live now) for employment verification and character references. Everything checks out - clean, responsible, hard working, family oriented...

What are your thoughts on accepting their application?
