We are considering outsourcing Property Management to an expert.  We have 6 apartments in Puyallup, WA (Pierce County) and would appreciate hearing any recommendations (or those to stay away from) from those that have worked with PMs in this area.  Thanks BP Community.

Thanks. We'll definitely send her the lease in advance of having the other person sign the lease.  As for getting it notarized, would that be just for the end signature or for all the initials throughout as well @Anthony Wick? I want to be very clear in my instructions to her.

We just approved new tenants and are looking to do the lease signing next week but I was told that one of them just left today for a month.  Do we adjust the lease to only have the one present and then add the other as a roommate at a later date?  The one that is available is solid and it's the one traveling that has some credit issues so at least it's not the other way around.  Also, the one traveling has a service animal.  Do we include the service animal addendum at least signing next week or wait on that addendum also?

We have a tenant that says her dishwasher has mold in it.  She said she has used bleach to take care of it but that it keeps coming back.  After checking things out, the dishwasher doesn't have a 'moldy' smell to it but she was shown where else to clean to help gunk from collecting.  

Today, we got an email from her stating 'I wanted to reach out and let you know both my daughter and I have been getting really sick recently and I am start in to put two and two together that it is the mold in the dishwasher. I need it to be replaced. I have consistently cleaned it out and it grows back and this is a serious health issue.'

How would you handle this?  Replace the dishwasher?  How do we know that the dishwasher is causing them to become ill?  She's been in the apartment since July.

We are in WA State and have an available apartment listed for $1250 and one of our minimum requirements is 2.5x monthly rent.  She is on disability of $750/month.  With these two amounts, however, she doesn't meet our minimum requirement of 2.5 times rent.  How would you proceed assuming the rest of our research shows no other red flags?  TIA!
