Hey all - I appreciate the thoughts and considerations from everyone. As a quick update, the tenant now has a personal injury attorney and has submitted a claim against our insurance policy. While they are working through the claim, we requested a 911 record on the property address and were able to get the call in from another party that found her in the unit after our accident. 

We're going to seek our own counsel before choosing our direction from here.

Hey BP Community - 

I prayed this day would never come, but I knew it probably would if I continued to grow my portfolio. This post is to get as much guidance on the next steps as possible so I am prepared to protect, defend, and win. 

So here is a brief overview of the situation: 

- Our property manager signed a lease 3/22/22

- On 9/2 the tenants rent was late, no communication from the tenant as to why. This was the first time she has paid late.

- On 9/12 we were notified by our landlord that the tenant put in a work order (9/5) to notify us she fell and broker her cheek bone and leg on the transition strip in her unit. Our PM immediately (on 9/5) dispatched maintenance to assess any needed repair but couldn't reach the tenant because she was supposedly in the hospital.

- On 9/12 our PM was able to speak with the tenant and she shared photos of the transition that needs repair. Our PM communicated to her that they would schedule it ASAP. She then communicated that she will be unable to make her rent payment as she is waiting for state funded assistance due to an inability to work.

I will mention we have a very detailed move in report with descriptions of the flooring condition (new) as well as photos. Prior to the incident that happened on 9/5, we have not received a work order from the tenant related to the floors once.

All great considerations, thank you ALL for the responses! Long and short, I want my trees to remain in place, and healthy as a barrier between my units and the road for many reasons. I'll update the thread as this all progresses.

Hello BP community - 

We just received a request from our local utility company asking for permission to remove (free of charge to us) 18 trees on our property that sit between our triplex and a busier street. The trees range from 7" to 30" diameter and are largely all douglas fir. They're requesting permission to remove them because they are "in the way of construction" on our property.


While we want to comply with their request, we're concerned about losing both privacy and the rentability of our units. Interested in getting feedback from the community here on questions you would ask the utility company, and other considerations to address before making a decision.

Remember if you close in April you won't likely have to make your first payment until June, so you'll have some time. Also, do you know if the tenants are section 8? If so, the government will pay. So long as you have ample reserves I'd continue with the closing.

I currently invest in WA state and am in the process of building a team OOS in Louisville. I'm interested in networking with other investors in the LOU market that are active there. I'll be in town in three weeks to meet with my agent, walk properties, meet a few banks, a PM, and walk a bunch of properties. @Andrew Ashby is correct, a diversifying and growing economy here has led to crazy YOY rent increases which has pushed property prices much higher. When I first started investing here (2014) I was able to find properties in decent areas that met the 1.5% - 2% rule. Not anymore, finding a B class deal that meets the 1% rule is a great find these days.

Both Andrew & @Tyler Gibson will be great resources for you in this market. 

@Nikolai Ray also gives a great referral in Joe LaFleur/100 units, they're really active in the market and great to connect with.

Will be interested to hear about your progress and see if you land on Raleigh, Orlando or both.

@Andrew Ashby and @Tyler Gibson thanks for the comments. Are there any specific neighborhoods or areas on the fringe of Orlando proper that you would recommend? Have either of you done a deal in Orlando recently that you would be willing to share the numbers on (SFR or MF, ideally a BRRR)? Any additional information is appreciated and I would be open to a call if you prefer. Appreciate anything you can offer.
