Welcome aboard! You should consider meeting up with local investors just like you in our area by joining meet up TBREIA. There you will find exactly what you're seeking via networking. Another great way to find contractors is via your relationship with a trusted real estate agents. They are in the business to network and meet lots of people so you never know who they might refer you to when you need an electrician, plumber, etc.  Good luck and best wishes!

Congrats! The best way to get connected to local investors and like minded people is to join a meet up real estate investing group. I've met great people so far and am starting to get a better understanding of my local Tampa Bay market. Good luck networking and best wishes!!!

Hi Everyone! I'm looking to get started in 30 days (meaning getting and completing a deal). My confidence is strong, but my lacking in experience is holding me back. I know I can do this, but am not sure how to take a giant leap forward and get completely immersed. I'm in the Tampa FL area. What's the best steps I should take to get started with subject-to investing? Does direct mail really work? Also, how do I find sellers and buyers ... and structure a deal? Yup, I'm truly a beginner!!!

I love the tenacious spirit you envoke as you set your sails in high wind seeking out success!! You mentioned something that has caught my attention. I'm a newbie investor and I've considered the concept of automating. How are you using Podio to make deals? Is this a system that can be duplicated? Also, attending local real estate meet ups have been impactful to me. If you're looking for ways to engage your team in your local market, it may be something to consider. If you are already attending these types of meetings then kudos to you and your team!! I appreciate you sharing this because your story has given me inspiration with new thoughts on creating a scalable business and not something that simply relies on one person. I'm learning more about automating now and am curious to hear your success about it. Cheers to following the beat to your own drum!!!

First. Pick your Niche. "Rehabs in La county". Once you know what your looking for get data that will focus on your niche. I currently get a discount with corelogic because i order a lot for my friends.

Secondly. Create a mailer. I like to send Letters that look like checks. It pretty much says, "this check can be yours if you sell me your house" Get creative and personalize these as much as possible.

Third. Find a reputable mailing service. I stage mine and my friends campaigns and send them to a facility that prints and pre sorts it. If your paying for than 92 cents per mailer then get in contact with me ;).

Thats just the short version.  Hope it helps.

Yes, I will need all the help I can get. What is your investment strategy? Rental or rehabbing, wholesaling or buy and hold? Is there a way you can walk me through the necessary steps to get started since I have a goal of at least 1 deal by year end. It sounds to me like it's very doable with mailers. I appreciate your support since I am a newbie. Thank you tons!!!

Anyone have any luck with direct mail? I'm a newbie and want to learn about tapping into this marketing method. Right now I'm using Zillow tax history link to find out if there are any tax liens on the property. While on the county's website I wrote down the current owners address to send them a letter or post card. This process is really time consuming so if there is a better way, I'd like to hear about it. Bigger Pockets family, I really want to land my first deal before Christmas 2015!!! Please share any valuable input, thank you.
