Hi @ Stephanie,

Congrats to putting yourself out there. Keep me posted to your success since I just placed my first call to a motivated seller yesterday and am making a list of callers today. I just started this year too and look forward to having my first sit down with someone this year as a goal. I'm proud of your first step and hopefully there will be many more!!! Have you tried searching for real estate investing groups in yor area? I have an awesome group here in a Tampa Bay where if I find a motivated seller or buyer we (my husband and I) can partner with other investors in my group to close on a deal. Of course we split profits 50/50, but at least I can leverage  someone's experience and cash when needed.

Hi Chris,

I have the same drive as you do as well. I also live in the Tampa Bay Area too. You should consider signing up for a real estate investor meet up group in your area by going to meetup.com. You'll find all sorts of people sharing the same passion as you do and you may find someone willing to be a mentor to you. I've been studying the market for about 2 years now and hoping to land my first couple of deals this year.  If you're looking for sellers or buyers, please let me know since I have partners to help us close on deals quickly. This is great insight for me as well since I am just starting out as an investor the Tampa Bay Area too. @Jonathan Drago, have you considered joining a local meet-up group in your area? I just joined North Tampa Bay Real Estate Investors Association group and have learned so much in so little time. I'm placing my first phone call to a motivated seller today just from the encouragement well received from my peers. I'm hoping to land at least 2 deals before year end. Keep me posted to your success as networking is a powerful thing in our industry. My partner and I have access to buying houses with cash as well as buyers and sellers lists.  If you are looking for a buyer or a seller, there's a good chance we can do business. @Alex: thanks for your great advice!!! I have joined a local real estate investor group and will be in the company of local investors tonight at 7:30. My thoughts are to really get connected to like minded individuals who are just as enthusiatic as I am about financial freedom via real estate investing. I do like the idea of partnering with an experienced investor and will give that some thought as I network tonight. Will keep you posted on how it goes!!!

@Al - wow, Tony Horner! I've never heard of him and yet he sounds amazing! I will do my due diligence on him this weekend to learn more about his business. Have you tried any of his methodologies? If so, how has it worked for you?

Something to consider regarding trusts. I'm attending my first real estate meet up meeting tonight at 7:30 and plan to document my journey every step of the way in hopes that others may be inspired by my success. Thank you for the great advice given. I've taken it into consideration and joined a real estate investing group in my area via meet.com!!! I'll consider your good reads as well. So far to date I've been studying the market over the course of 2 years. I'm super charged to start making deals this year. I'll look into the HUD mult's since that was something I hadn't considered as well. Student rentals is apart of my business plan too as I live very close to a large University community. It was great hearing from you, thanks again.

Hi Everyone! I'm looking to get started in 30 days (meaning getting and completing a deal). My confidence is strong, but my lacking in experience is holding me back. I know I can do this, but am not sure how to take a giant leap forward and get completely immersed. I'm in the Tampa FL area. What's the best steps I should take to get started with subject-to investing? Also, how do I find sellers and buyers ... and structure a deal? Yup, I'm truly a beginner!!!

Hi everyone,

I'm just getting started with little experience and minimal financial resources. How do I take my first step with subject to deals?  Also, are there any local investors in the Tampa Bay Area that can teach me about land trusts for our state through this site? I've become familiar with subject to investing but would love to learn more about these deals in my market. Also, how do I create the contracts needed for these deals? I'm very humble and just simply want to get my start this year as I am highly motivated and eager to learn. I live in the Tampa Bay Area (Pasco County, Florida).
