I did something similar to you on my personal house. They can give you a gift of equity to pay for the down payment. No tax implications to them. Please pm me and I can go over it more. We also used a tittle company rather then agents to cut down the cost.
Darren Budahn she charges her fees to the tenant. Basically when it goes to court that is all lumped into the charges.

I know my property manager has an account at Bank of America and gave deposit slips or booklet to the tenant and they can deposit at any boa. Direct deposit is the best way but some tenants don't always have the money in their account.
I say go for it if the dollars make sense. I am about to pull the trigger on two houses in Baltimore city. I also found a great PM that I think will help me through the process. She also has a great way to collect money. And she does not charge for evictions. She charges the tenant. Feel free to PM me.

John Anderson that's what I meant. I hear these landlords say they had to evict a tenant and the tenant destroyed the place and now the landlord can't repair the house. I didn't know if home owners would cover that or if you need a special insurance to cover that. I am looking at two low income properties and just trying to thing of all the worst cases. And how I can react when something goes wrong.

Welcome. I have thought about investing in pa. But I live in MD. How do the taxes work do we still pay school tax and Borough taxes? Any advantages for being out of state.

Ok so I know this probably won't be the best house. Both properties are month to month right now. The 750 house the tenant has only been there 1 month. The 900 house the tenant has been there for 2 years. They did not have good rental records for the 900 apparently tenant pays half and government pays half. I have not seen inside them yet. But they said I can visit anytime with appointment.
