oh I didn't know about CA. I know in MD it is true. Delaware does not charge income tax when you INC. In DE and do business in another state.

It may be a good idea to incorporate in Nevada or Delaware. This will save on income tax. There are businesses in those states that specialize in this.

It was a very special deal. I bought the property from a family member and they gifted me the equity to use as a down payment. I had to buy it as a primary residence then my parents in law moved in with us and they are paying the mortgage. Once the 1 year is up I will turn it in to a full rental. The house was appraised for $225k and I paid $160k.

Hello I am so excited I found this community! I have been looking for somewhere to share my experience and learn from others. I really don't have friends that are interested in real estate and most people look at me crazy when I start talking about it. I have 1 rental right now and I only paid $500 down for it!! 

I am looking for my next property but I am all out of money. I would like to flip my next house to get some cash in the bank. I am currently talking with my parents about taking the equity from my first property and renovating their rental and selling it and splitting the profit. We will see. Thanks for reading. Please share and advise!
