Hi

Make sure that you walk thru every unit, as the one or two that you don't get into, (they may have" lost" the keys) may have a hoarder tenant (which can be very costly to fix) or a utility apartment that contains construction materials and is not suitable to rent.

Well I had a roach problem in my SFH and they can easily ruin electronics. They like the warmth and food around a 6 mo. old stove, and chewed the wires and blue out the top elements. I called in Exterminator who deals with German roaches, very hard to get rid of but it did get done. He treats the ground around my house to prevent them from coming in also. Try to see short trailer of 1996 musical comedy on youtube "Joes Apartment' about roaches taking over and dancing all over the apt. Its funny and will relax your worries.

Hi

If you can do some house hacking to get more cash coming in.

Then try to volunteer as a free intern on a flip.  Do anything needed-go for coffee, get some more nails at home depot.  You will learn a lot and get the bug too.  If you are a Veteran, state that as well. It doesn't have to be full time.  Maybe wife can get a second gig part time.

I had my property in an LLC and then when I wanted to refi and take cash out, the mortgage co. said if you haven't taken it out of the LLC at least 6 mo. prior to the re-fi, you won't be able to take cash out. Has anyone else had this happen?
