My attorney says DO NOT TAKE ACH PAYMENTS!!!

if your evicting a tenant, they can put $3.00 in your account and start eviction process all over again, and a property manager said it happened to her.  They tell the judge that they are making efforts to pay!

It is my experience that when tenants are going to be evicted, they make up all kind of code violations to report and mold problems etc to delay leaving.  Also, my former tenants refused entry of repair people.  They even went so far as to stand half an inch from the electricians back and call him a N----er. They were both African American and the contractor walked out and refused to go back and work.

My Layer recommended using NO ACH payments because if you are evicting tenant they can  say for example:  I am trying to pay your honor, and they accepted partial payments of $5 to VENMO and  say oh they are trying to pay and you accepted the money and it starts the whole process over again.  But I am in Florida, and this is advice I got from Evict Atty of 30 years. Wow! Thank you all very much for your first hand knowledge on the subject, especially Nik. Do you find that architects, and builders are aware of the new codes in a city in an area that they work in?  Or is pretty difficult to keep up with changes. I mean, in Nursing and Medicine, things change so much every year, that you constantly have to work hard to keep up with changes. Thank you in advance, Rita

Want to find out what the cost of estimating how many units are allowed in a newly zoned area of Hollywood Fl The new code is online . I understand this has to do with Parking, size of units, and Max building SF. I don't have plans, I just want to know the approximate max number of 325 SF hotel rooms that would be allowed. Would  I ask an engineer or an architect. Would an engineer or an architect be able to charge me a more reasonable price for this info?

These are Florida Estimates for Rehab. This is  very important because Rehabs Fail because the cost of Rehab is not estimated properly

These Estimates are based on a typical 3/2 home that is approximately 1200 Sq Ft. This is a very rough estimate and are handyman prices not GC prices.

Central Air $3500 for new A/C unit.

Ductwork estimate $800.

Paint exterior $1500-1800

Landscaping, removing trees,  depends on house but $500-1000

Removing tool shed or items from back yard $500

Roof estimate about $200 per square  (100SF) of roof. 1200 SF house roof around $7k-$9K

Septic System/ Drain Field $5-$7K or more

Windows can be very expensive and require permits in Fl. about $500-$1000! per window.

Remove or fix fence $500--$1500

Tent Termites $1400

Flooring about $2.50 per SF under air

Kitchen sink and granite estimate $$6500

Bathroom $2500

Electrical entire house wire with electric panel $3500

New doors, locks, ceiling fans, wall plates for outlets and switches $1000

Interior Paint $1500-1800

Insulation $1000

Drywall $6000K to redo drywall for 1200 SF house which is $5 SF

The best houses to remodel are houses with good roofs, good central air units, nice yards, no plumbing or electrical issues and NO swimming pool. So basic repairs for 1200 SF house are approx. $20,000.

Get name and # when they call back, ask condition of home, vacant or occupied. Best time to get people to answer phone is THURSDAY BETWEEN 4-5.

Next best time is Thursday between 4-6

If your a Florida realtor you can use  Matrix for Broward County houses etc. to go to Imapp to get the address of the owner.

When I bought a property from a realtor at the closing table, I mentioned to the seller if he ever wanted to sell any of his other properties in the future I would be willing to invest with him again.  I keep in touch with sellers. Also I bought a property in an area where people lived in this neighborhood and didn't hardly move.  I call up leads in this neighborhood to see if they may be interested in selling. They had lots of equity, and I also keep in touch with churches in the area, to see if any of their people want to sell, I will make a nice donation to their Church. Tell people that you want to buy a house. I was in a pool in Florida and asked the lady if she knew of any 2 bed 2 baths for sale, and she said yes! I ended up buying it for $30K. I sent out a mailing, and a man called me back and said he had a condo for sale, I went to view it, and while there he told me that he had 7 units he wanted to sell in Pompano Beach Fl also, would I like to see it. Well, YES I said, and I am in process of buying it.
