Hello @Viraj P.  Welcome to the forum!  I have had great results with First Investor Realty & Management.  They are a small company, but prioritize communication, which is rare in this industry.  They have always treated us fairly and have been able to deliver more than promised.  I have no issues recommending them to my friends.  I'm sure they will offer you good service for below market pricing.  Have a great weekend!  Rita.

Hey @Thomas Hoyla.  I have used Steve Maginnis with First Investor Realty & Management for years with very good results.  Communication is great.  Prices are at or below market, and we have enjoyed very low vacancy in our several rentals. I had a conversation recently with him and he says they are looking to bring on more properties and are offering 7% management fees for owners with properties who fit the criteria.  Mainly 3+BR, 2+BA, in good areas, or something like that.  The goal is to move from C/D properties to one's with less headaches.  I have used a few other management companies in the past with mixed results, but am very glad we found Steve.  He may not be the most outgoing, personable person, but the day to day business dealings speak for themselves.  I hope this helps.  

Hello @Mark DiPietro.  I would contact Steve with First Investor Realty & Management.  They have below average management fees and have been in the business for decades.  They manage several of my properties and I'm very happy.  Maintenance fees and other costs have been very low as well.  It makes no sense for me to self manage, as my time is worth much more than what it costs to have them manage for me.  

Thanks @Linda S.  The main issue is that NC requires the military affidavit to be completed.  I think this is nationwide.  We have to use the database to look them up by SSN or drivers license number and DOB.  Without that info, we have to swear under oath that we spoke with them and they said they were not in the military, or physically see them just before to attest under oath that they can't be in the military because we just saw them.  It's kind of dumb, and is quite the hassle.  

Good morning.  I'm looking to purchase a new property that has undocumented tenants in place.  I'm told the wife has some form of legal documentation (green card, etc.), but the husband does not.  They are both on the lease.  They have gotten behind in their rent and may need to be evicted.  I know the best thing to do would be to speak with an eviction attorney, but does anyone have any experience with this situation?  How can we evict if we do not have a drivers license number or social security number?  We cannot do the military affidavit unless they are both seen at the property shortly before court in person, and both of them work most of the time and do not answer the door when they are there.  Any ideas, short of calling I.C.E.?

Hello @Alpesh Parmar.  I would recommend First Investor Realty & Management, in Charlotte.  Steve Maginnis is easy to work with.  They run excellent specials and are very thorough.  It's always easy to reach him when I need to.  I have no desire to look elsewhere. Best of luck with the new area.  

Greetings @Dinesh Melwani.  i can absolutely recommend First Investor Realty & Management.  They are located in east Charlotte and handle Union County.  They managed a medium sized complex near a property I owned in Monroe and Steve has told me about some of the struggles they dealt with there and their accomplishments.  They have done an excellent job with my portfolio.  I can reach Steve just about any time.  They have great pricing, and are very fair with maintenance prices also.  I've gone through several over the years and am glad I found the last one I will need.  They customize plans to meet each investor's expectations. Welcome @Brett Begley.  I've successfully used Steve with First Investor Realty & Management with a quad I purchased a while back.  Steve helped me through the entire process of buying and managing.  No regrets.  You can Google the company name for contact info.  I heard they were offering half off typical management fees in the area.  

@James Wise in on the right track.  It all boils down to who is the "end-user"  In most cases, the property management company is the end user, not the owner/Landlord.  I second to check the PM's screening criteria, and if they can confirm that the tenants met that criteria, that should be good enough.  

However, I would insist that you have all the necessary tenant information required to file eviction if you need to down the road.  In North Carolina, we have to submit a Service Member Affidavit, and swear under oath that the tenant(s) are not active duty military.  We need either their SSN and/or their drivers license number to perform the national database search.  I imagine this is necessary in all states now.  I had a situation recently where the tenant was brought on for us to manage by the owner, who neglected to get this information.  We had a nearly impossible time trying to evict.  I went out to the property many times to try and see the tenant in person so I could testify she was not active duty military.  I even hired a process server to try and get it done.  

My suggestion is put the pressure back on the seller.  If it is in your sale contract that they will provide you with all necessary documentation, make it clear you will not close until they provide you the information you need to file eviction.  The tenant can offer this up voluntarily if the PM company does not cooperate.    I hope this helps.  

Thanks to everyone so far(@Michael Quarles).  I'm doing some research now for absentee owner lists.  I'm sure I will reach out to those suggested.  Please keep them coming.  Can anyone offer tips on the most efficient way to put these together?  I thought I would use VistaPrint to generate the postcards and use them to mail my provided mailing lists.  Is it as easy as that?
