I have also been looking for a partner for similar reasons.  I have been looking at out of state investing as my main plan but I would love to partner to have a boots on the ground person.

I was listening to a wholesaling inc podcast and Jay connor was on an episode.  He offered a course on finding private money, has anyone ever heard of him.  I couldn't really find much about him online.

The windows were done this month in preparation to move out and rent the place to someone else. So for it to be classified as an investment property it needs to have a mortgage in my name and not just a contract?

I am possibly going to be buying a house I'm currently renting. While living here I did some work to the house( new windows, new bathroom). If I buy it am I able to claim taxes on those for depreciation. Also going forward are any purchases I make for the house eligible for depreciation. The existing mortgage only has a few years left so I am going to buy on contract and try to pay at an accelerated rate. I am in IL if that matters.

Long time reader here, I was in in the remodeling business for a few years and used to work for a few home filppers. I was in the army for the last few years and recently got out. I dont have contacts with any of them anymore but I would like to get into some sort of real estate investment myself. I dont have the capital to purchase a home by myself traditionally, i know there are other ways. Ideally I would like to work with someone, I currently have a remodeling business again. I would be open to searching for homes, quotes, rehab work, basically anything so long as someone could teach me to help me get into it. I would also love to network or talk with people in the area, im around Aurora,IL

New here but ive done some reading, and listen to many of the podcasts on here and would like to know if someone could recommend some good places locally to meet investors. I would also like to find a mentor or someone who could teach me some things locally. My main interests are wholesale, flipping and rental property eventually. I don't have a lot of money but I have a decent amount of time to devote to this. I live in Montgomery Illinois.

I would say repaint all the walls and use flat paint, touch ups are much easier in the future.
