If you can get the lists of foreclosures (sometimes called notices of default or appointments) from the county directly, that is the best source. I've used DataQuick before and I think they are alright, but I generally think the data from listbrokers is going to have a lot of mediocre leads mixed in.

Generally speaking, yes, but the bedroom needs to have an egress window so there are two ways to get out in case of a fire.

I will have to check the law in Missouri and Kansas because I have not heard of that. But it would be a good bargaining chip if there is such a law here. Thanks for the heads up.

As a real estate investor, I always lean toward more, so I would go with the lower down payment (at least if the properties should still have positive cash flow, if not it's probably not worth buying). But it really depends on whether you want to be an active, full time investor or invest on the side.

You could try using Google Earth. Or you can get the list of dangerous buildings or code violations from the city.

As a fellow Kansas Cityian, welcome! I've found the single families here to be very lucrative, there just aren't as many apartments as some other cities and many of the apartments are in areas I have no interest in.

It all comes down to the individual market, some are being overbuild right now, such as Oregon, Kansas and Missouri, at least from what I can gather. Generally, smaller schools and commuter colleges don't work for student rentals either.But they can be a gold mine when you can rent out each house or apartment by the room. As long as you can handle the inevitable train of spoiled brats you'll have to deal with.

Have you starting marketing to sellers yet? Rarely does 70% come from what they're asking. It's about looking at a lot of properties, making a lot of offers and only getting just the very best.

Probably the best way to look at it is one step at a time. Buy some direct mail and advertise. Then see what comes of it and view the properties that seem interesting. Then make the offers and if one accepts, go from there. Try to just do the next thing, taking the whole project on at once is overwhelming. Soon, it just becomes habit.

Yes weekly, perhaps I should start proof reading my posts. My partners and I buy and hold in KC, so we fix them up and rent them out.
