Post: vacant short sales from over a year ago - what can I do with them

I am seeing a lot of vacant short sales in my area dating back from over a year ago. I know I can somehow take advantage of this but I'm not sure how. They are listed on the MLS which I don't think should matter. Some are already approved and the others don't say. Some have fallen out of escrow so I think those would be good also.

My strategy is to wholesale first. If I cannot do that then fix and flip.

Thanks Bill & Will for your time - especially on a Sunday with a really good football game on.

Yes at first the role playing went a little rough but overall it was a good discussion. I do think the question/answer session went very well.

Bill per your suggestion of being prepared in advance with the role playing is a good one.

Scott, if you would have had a little bit of patience you would have been able to ask your questions at the end. We all can't chime in whenever we want, especially if it is a group event. And you should let the "coffee shop" analogy go already. Bill was suggesting that when you schedule your meeting with the potential money person that would be a good place to meet. You took the coffee shop thing and went way too far. And became a little bit stubborn.

So for me I gained some knowledge from it and I'm sure if you guys decide to continue to help us out we would benefit from these "chats" tremendously.

Hi Bill,

I'm very interested in listening to how to interact with a possible private money lender. When I go to RE clubs, sometimes I get tongue tied and my brain goes blank because of nerves. I believe once I am able to listen in on the role playing that you guys will do the questions or comments will come afterwards.

I believe they were listed on the MLS according to my broker. But I will definitely find out. If they were not listed can we still use them as comps?

Hi Guys,

The house is in Indianapolis. The comps in the area are within 6 months old. 2 comps were right down the street from my house. They are the same size and similar and they sold for $55,5 & $65k. The REO that sold was $25k as is. The appraiser said our house is worth $34k. Our house has been rehabbed and a tenant in it for the length of time that we've had it.

We are having my agent pull the comps and we are going to present it to the lender. Hopefully they will see the difference. Otherwise we lose this buyer. This is a regular sale.

We are selling our home and the bank requested an appraisal.

The appraiser only used 1 comp and it was a REO - thus causing our property to be valued $25,000 below market value. Even though there are 3 other properties within a 1 mile radius that sold for what we think our house is worth.

What recourse do we have??? We are going to loose our buyer if we don't get this fixed.

Post: I have access to note seller who disposes of NPN for FDIC - but need help to analyze

Hi Everybody,

I am getting access to non performing notes for sale. I need to know how to determine if they are a good deal so I can pass these notes onto buyers. Can somebody please take the time to let me know how they work and what I should do with them once I get them. I would love to wholesale them...just need a little education.
