Is it legal for a residential agent who is wholesaling a commercial property to give a referral fee to another wholesaler (not licensed) who finds the end buyer? I think that's the question...

By the way, can a residential agent sell a commercial property?

Thanks Guys - I don't know how to do a text inside a text thing so I will address you all like this:

Will - this is an assumable loan of $39,815,703 at 5.264%, Amortized Over 30 Years, Due in 3.25 Years. They are asking for a 3% down. So I don't think this will be an all cash deal. Do I still have any options? And from what I understand, to get a 3% down on this kind of deal is fantastic.

Joel - the person I am working with is an honorable person. She told me that she cannot compensate me because she has a license and I do not. She is in California like me and the other agent is in Texas where the property is. I would love to have the signed contract before I do anything and that's why I'm here asking, because I have a player who has the buyers agent. But I need to know how to proceed from here. By the way, can I get a copy of a commission contract or a contract with the seller and buyer? I don't have any forms.

I am wholeselling an extrememly large multi unit apartment bldg. I am not the one who has the contract on the property. This is not on the MLS either. It is bank owned. I am like the middle person finding the buyer. The person who responded is also a wholesaler who has a contact that is an agent. The agent will represent the buyer and get his commission. The one who has the contract is an agent as well and she said that she cannot compensate me because I do not have my license.

How can I get compensated for bringing the parties together and how do I compensate the wholesaler who is bringing the agent who has the buyer. This sound very complicated and I'm somewhat of a newbie so I need help to sort this out. Anyone care to help?

If that is the case - then would short sales be the way to go right now. Since the banks are holding back from allowing inventory out, are they willing to deal with investors who want to short sale?

The Magic can't match up with the Lakers. The Lakers are too big for them. You don't win the NBA finals with only 3 point shots - you need the total package and the Magic don't have it. Lakers in 5.

Hi Everybody. My partner Mark and I just joined this network a few days ago and I'm still exploring the website. We are from California. We are about 2 years into real estate and have 2 properties in Indiana. We are holding one and selling the other. We are getting into wholesaling here in Calif. with eventually buying and holding here. We want to make real estate our main careers. Hopefully that will take about a year and then we can do this great business full time.

So I hope to learn as much as I can and contribute where I can. Thanks for listening and here is to everybody's success.
