Hi All! Just curious to hear everyones thoughts on how to make the front of this house appealing. I wanted added a front porch, however, I don't want to get a permit and go through that process as I really want to get in an out of this project without getting the city/architects involved.

So far it will have a light gray paint and a new wooden fence but I still think it looks plain and won't appeal to a millenial buyer?

@Brian Garlington Hey Brian! I have a duplex in Cleveland Heights and they have a portion covered under the CMHA. Next year their leases are up, however, doesn't the CMHA evaulate how much they're going to pay based on the market conditions? So if there is a recession, won't they decrease the rent they're willing to pay?

Hi All! 

I'm closing on a flip in Ohio and I wanted to know if it's worth setting up a legal structure for it? I'm buying it in my personal name and plan to sell it in my personal name. I'm not sure if a structure is needed since I'm selling it either way? What about in the future if there are construction defects, should I protect myself for that?

I have considered that , so are you creating a separate bank account for rent collection and funds for expenses? Is it just a regular checking account ?
