I am taking my realtors state exam next week and was wondering if anyone recommends a specific broker to work for? Keep in mind I am looking for a low cost broker (no desk fee, monthly fee) given that this will not be my full time job.

@Andrew Postell thanks! I am hoping to avoid the fannie limit of 10 which i think is certainly possible with the right lender.

As for seasoning I am hoping to avoid having to wait 6 months after a rehab to pull out my initial cash outlay.

@Andrew Postell thanks for the reply. Lender would be ok, just trying to find someone that can grow with my business and is willing to be flexible as I grow.

I am searching for a credit union that:

1-keeps their loans in house, no overlay on the number of loans

2- Preferably no seasoning required

3-Would lend in NJ

@Jeff Dulla completely understand. I heard on the recent podcast on how they had a small bank allowed them to put down 10% dp on a multi family that they were owner occupying. Wasn't sure how common that was.

If you buy a multi with an FHA, how quickly can you get the next one? Any tips on how to quickly go from owner occupied to the next owner occupied?

I am curious to see how many pulling have confidence in pulling their own comps without a realtor? esp for fix and flips? 

Obviously this is during your analysis phase and I would think you would get your numbers validated by professionals.
