How many responses do you get on a craigslist ad? I created a few dummy ones for an area I hope to buy in and have only gotten a handful.

I am seeing alot of  multi family properties sitting on the market for months listed at prices that would NEVER cash flow. I am considering making offers at what could be considered low ball prices (30-50K below listed price). Has anyone been successful with this approach?

Anyone purchasing buy and holds in Sussex county? I see alot of lower priced properties but wondering if there is even a rental market in some of these towns?

@Clayton Mobley no problem. I am I am leaning toward your suggestion of a brrr. It would allow me to get more comfortable with a rehab which is key for obvy for a flip

@Chris Ellis yeah I understand both strategies in detail my concern is that with a flip i could lose the money if something goes wrong pushing me further from my goal

my ultimate goal is to generate enough cash flow to retire early. 

I have about 40k plus a 50k heloc on my primary home. I am conflicted on whether to flip a property first to generate more cash or to just begin looking for a property to brrr?

I am hoping to do fix and flips to generate cash to buy some buy and holds preferably BRRR.

I plan on setting up two business structures for tax purposes.

My question is what business structure would be good for the fix and flip business to operate under so that I minimize my taxes owed but also allows me to refi/ get loans for by buy and hold business.
