I wouldn't be too concerned about the rental program. It is a Sac County wide program. I received an email earlier in the year to register my rentals; and as @kylej mentioned, you pay a small fee and self certify. They do not physically inspect the property unless given a reason to (tenant complaint, neighbor complaint, etc.). As a SFR rental, there is most likely little to no chance you will be requested to get a physical inspection. Don't let this deter you from investing in rentals.

Chris RG Small world. Do you know what neighborhood? El Dorado Hills is an amazing high end flip market, but not much buy and hold opportunity...unless it's your primary ;) Hit me up if you make your way over here. We can pick each other's brain.

Hello all fellow BP'rs! I'm over in the Sacramento California area, and I'm excited to be officially active on the site! I stumbled upon BP a few years back, but did not give it a chance. I figured it was a GURU marketing site that would bombard me with sales pitch emails....Boy was I wrong. I am now officially signed up and have every intention of participating and utilizing the networking, tools, and all the glories this site has to offer. This is by for the most powerful and useful site available to any RE investor/professional. I look forward to meeting as many like-minded investors who are equally as fanatical about real estate, as I am! EXCITED to be apart of the BP Community!

Looking to get opinions from other rehabbers/flippers in the BP community. I've noticed a consistent trend -in my area- of flipped houses not having hardware/handles on the brand new kitchen cabinets. I couldn't imagine installing a brand new kitchen, granite countertops, new appliances...but leave off the hardware? Does anyone else feel it is an unnecessary spend dollar-for-dollar for the value increase? Or perhaps investors/rehabbers see it as an opportunity for a new buyer to add their own personal touch to the home? 

To be honest, I don't get it. Aside from the positive aesthetic a nice handle/knob creates, I would think just from a functionality standpoint you would want cabinet hardware when showing the property?

I am from the Sacramento area and new to bigger pockets. I love the whole premise and idea of this site. What better way to succeed then by surrounding yourself with other like-minded and motivated individuals!

I just listed one of my properties on the marketplace, and I am curious if anyone else has had success selling property to other investors through the Marketplace?

It seems like a great opportunity for investors to get off market opportunities, and I would much rather deal investor-to-investor than with first time home-buyers if publicly listed on the MLS.

Please feel free to share successes or disappointments (if any) about the marketplace?
