Hello @Alain Yu. Sacramento is a very hot market and great market to get into. It's no doubt the unsustainable home prices of the Bay Area has lead to large population increasesto in the Sacramento area over the last decade. As long as developers build responsibly (there is a lot of open spaces available for potential irresponsible urban sprawl development), demand and prices should continue to rise.

It is a very segregated market, though, so you definitely want to make sure you are buying in the right neighborhoods. Feel free to send me a PM and I can set you up with a great agent who can set you up with a portal that will email you MLS listings that meet your criteria.
