There is probably a way you can post to the correct marketplace , but want to share I've heard mixed things about FB marketplace.  Some have said its effective, others have said its prime for fraud and issues, where someone can take your listing and re post as their own and potentially take a deposit / rent.  Have no idea how something like that would happen but just passing along what I've heard...definitely be cautious and good luck.

Hi recently purchased a new build SFH investment property and as it's been listed for rent - it's not mapping correctly or at all on many of the sites, so when potential renters are searching its not on the map. The entire development is new so it's not fully mapped and its hampering the marketing. Wondering if anyone has dealt with this before and has any suggestions?

I also haven't seen a sliding scale whatsoever so was just curious. I am referencing full service PM that deals with leasing and the day to day mgmt + issues.  Just figure if you have a newer home, the maintenance is naturally going to be less, hence PM isn't constantly getting calls to deal with issues its just less work for them.  Am I totally off base?

Just curious if anyone has seen property managers show flexibility on fees for newer better condition homes; 0-3 year old house vs 10-20 old property.  Theoretically it doesn't seem logical if they are managing a 1 year old house and a 12 year house charging the same fees....but just curious if anyone has come across this?

Recent survey came out that people think its generally a terrible time to buy a home; very low reading....with that said this usually doesn't happen at peaks - usually tons of euphoria and everyone thinks its great before a market crash.  

With that said it's hard not to share your sentiment @Mike Terry.  Seems like good opportunities are harder to come by these days.

Guys,  when you have interested renters do your run checks (credit/background) before a tour of the property or do you typically do it once they have viewed and express interest in moving fwd?

Haha that's fair @Andrew Postell.  Was just curious about others experiences and what has and hasn't worked - PM's I feel are hit or miss (yes have to find the right one...) but either way it's boots on the ground.

Was looking for some advice or feedback on how others are self managing their out of state properties?  I am specifically wondering how you find someone that can do showings as well as getting the property ready for rent from the time of purchase until tenants move in.  My property is only a few years old so not expecting significant maintenance issues- trying to avoid paying a PM 8-10% a month if I could.

Per the IRS your ownership pirce is determined as your = price per share x (# of shares you own / all shares outstanding).

Not sure how you would depreciate after arriving at the above.
