How do you manage out of State Rentals???

Was looking for some advice or feedback on how others are self managing their out of state properties?  I am specifically wondering how you find someone that can do showings as well as getting the property ready for rent from the time of purchase until tenants move in.  My property is only a few years old so not expecting significant maintenance issues- trying to avoid paying a PM 8-10% a month if I could.

@Alex K. punchline to an old joke - very carefully.  You've got to have someone you can absolutely trust when you can see your property.  Paying a good property manager, that screens tenants, checks in on the property, etc. will be critical to protecting your asset.  If you want to post in the state forum that your property is located in that might give you some good leads.  Keep in mind that the cheapest option usually isn't the cheapest.
