The one thing I would like to add as a 15 year resident and 7 year homeowner in LA is that CA has a lot of different markets within itself. Yes prices can get crazy along the coastline but there are huge markets further inland that you can get houses that suit your investment style.

You wonder how some of these people get thru life on a daily basis. I had a renter for 5 years who did not say dumb things, but did stuff that made me scratch my head if she is all there.

Hi @Andrew Ashby thanks for the reports. Since I want to live close to the ocean, Orlando metro area will probably not be perfect for my personal home but can be an option for rentals/flips. I was curious how is the market like in the closest beach areas like Cocoa Beach, Cape Canaveral area? Are there still some decent deals to be had there?

Just wanted to mention that AirDNA has some really good data for airbnb investments broken down by cities for free! They also have an investors portal where you can get detailed updated reports for every city in Florida for $199/month. As Bob Razler mentioned, according to this data, the best cities for Airbnb are not big cities like Miami where home values are too high but small towns where returns are amazing due to lower investment cost. 

Roomscore has data on city STR regulations.

A general concern that comes up in web search about owning a home in FL is that the cost of Home Insurance can be very high. Any thoughts on that? Thanks.

Thanks Orita Issartel. You are correct. If/when I move to FL, there will be a due diligence period where I will be looking at various cash flow streams for an area and see which ones make most sense. I am keeping all my options open. Glad to hear different views from contributors here on this forum!
