There are so many different ways and options. More experienced investors could probably offer some great ideas. I am not an investing expert and this is just my opinion. If I were in the same situation I might try to fix it and sell it and then look for a Duplex to buy. Then I could use part of the 115k as a down payment. I would have the 61 year old live in unit 1 and rent out unit 2. If the rent from unit 2 covered the mortgage then my relative has a free place to live. However, as I said before, I'm a new investor and this is just my opinion. You should definitely consult with an expert investor before making any decisions.

I bought a house built in 1928 and it had pine floors. We had them refinished ( sanded and sealed with polyurethane). They came out gorgeous but here are two things that I learned:

1. If you allow dogs or cats they will scratch them up with their claws.

2. If they are exposed to liquids ( if they are in the bathrooms or kitchen) they will need to be redone occasionally.

I've never used Prego or Allure or anything similar so I can't really speak to that.

Oh I see. thanks. I didn't know that.

I was taught by an HR manager that if I am having a discussion/negotiation with an employee and they start throwing around words like that ( regarding the law ) the conversation should end immediately. Should the same practice apply to tenants or possible tenants? I don't know.
