I hear good things about "Investing in Real Estate with No or Low Money Down" by Brandon Turner. As a matter of fact tonight I ordered it off Amazon along with "Estimating Rehab Costs" by J. Scott and "The Millionaire Real Estate Investor " by Gary Keller

I think you'll probably never see that $2000 again. But at least you didn't drop 40k. So you learned a hard lesson. Dust yourself off and dig into BiggerPockets to really start learning how to invest in real estate. Everyone here has made some sort of bad decision at some point in their investing career.
