@Kit Crowne is by far the best lender you can find in CT. I have closed over two dozen deals with him in the last 14 months, with 3 or 4 MFR's. As long as you are under 4 units, he is your go to.

Congrats Dan!  Scott is a great guy and super agent. Glad you found him! New Britain is an exciting market and still offers investors a decent return.

@Skye Anderson a great property manager will charge fees just like that. If they are good, you will make far more money long term than managing yourself or hiring a low cost management company. When he PM’s “results,” are based on YOUR profits and is held accountable (with results), the cost should not bother you. Self manage, or pay for the best. Read reviews, talk to other people and ask the PM for their performance results. Some of the points on this thread mention that it is in the PM’s best interest to Have tenants NOT renew. That is crazy!! As a PM, I would like all of my tenants to spend their entire lives with me. Stability equates to less time spent filling vacancies and more time doing other things for their property owners that assist you in making even more money; like finding more properties for you or managing expenses more diligently. Just a different take than the rest..

I'll take 10% extra a month any day of the week, but I get Wesley's point. I have had tenants who literally forgot what their rent was because they had become so accustomed to the rent + payment. for 2 years (in this instance the $$ went to the owner and not my PM co). So, the owner made $2,400(ISH) in late fees, but guess what?? We had three months of vacancy as a result of them leaving... It all works out in the end, sometimes...

@Lior Lustig, I hope you were able to connect with the best property manager in the state. CT Property Management @Filipe Pereira is hitting the ball out of the park with management and has quickly become a top player in the small multi family space!!  Good luck to you!

@Yoribaldis Olivo welcome to the Hartford area. I have a few holdings in the area (SFR and MFR) and started the same way. Feel free to reach out any time. I can share some of my experience with areas. Appreciation and CT is not as heady as other areas of the country, but I think we will improve. Definitely opportunities to be had if you know where to look.
