Post: Section 8 in Oklahoma - Pros and Cons

We just listed our first rental property this month for section 8. Everything is going great so far. We listed the property on gosection8, and due to the amount of interest we decided to have an open house. Selected a tenant and made sure to screen them just as we would for a non section 8 property. Passed home the inspection the first time, this was way easier than others make it out to be. This could be due to the fact we wont rent out a home we ourselves dont feel comfortable living in!

Move-in date set for 3/1, looking forward to this new endeavor.

Pros:
Guaranteed rent payments
Yearly inspections
Tenant has incentive to comply with section 8 rules and lease

Cons:
Tenant could make irresponsible choices, but thats no different than a non-section 8 tenant...so see pros above

I love BP and the wealth of knowledge it holds. I want to 2nd a couple things already mentioned.

1. Allow the capability to drop to the most recent post when in a discussion. I often follow discussions that have over a hundred posts and would like to be able to quickly see the newest additions. This option is currently not available through the android app.

2. The @ feature doesnt seem to work when using the app.

Hi BP!

I will be closing on my first rental property next week and Im looking for suggestions on how to manage the bank accounts. Based on my research, Im going to open a checking account for rental income and savings account for the security deposit. What is recommended when it comes to the funds I will be using to fix up the property? Do I transfer that money to the new checking account and make all withdrawals from there, or is it ok to keep it in my personal? Side note- only 1 rental property and no LLC.

Thanks for the quick response Mindy! I often follow threads and it can be a bit time consuming having to scroll down to the most recent post. Having the option to either read through them all in order or skip to the bottom would be a great feature.
