Great job, and very motivating! I'm very familiar with Avondale. My husband and I sold our "forever home" just blocks away. The area isnt for everyone but the profit from our unintentional flip allowed us to purchase several investment properties. @Jonathan Cronkite We have section 8 rentals and have found that Home Depot now offers a durable and attractive sheet vinyl. Its called scorched walnut, check it out.
@Anna Buffkin I just started using FB to advertise my rentals and found much success by first having them fill out a basic online application, created via Google forms. This allows me to vet out any who do not qualify prior to showing the home. You will find that those who dont qualify wont bother to fill out the app. Such a time saver, once I have those who fit the basic requirements, I move forward with a open showing time frame that way Im not wasting time showing the home on multiple days. I was amazed at the traffic I received when listing my rental on FB marketplace! I had a great turnout at the open house, to weed out any non-qualifiers they first had to fill out an application via Google forms and once they passed the test I responded to them with the open house times.

Great topic! My husband and I have been discussing this same scenario. We are looking to either downsize our primary home or house hack a multifamily. We spent 5 years fixing our home up and the thought of letting it go is very daunting. Weve been trying to transition our thinking to be more forward thinking and not so much for instant gratification, but man its tough!

1. I wasn't slamming Ben, simply providing constructive criticism to help this community continue to flourish.

2. How can you determine that he didn't spend 10 mins educating himself? Its very possible he has done research but just doesn't fully understand the rules around house hacking, since as you stated, Real estate is very complex.

3. I'm sure there are plenty of questions on BP that people would consider "stupid", but if a person cant provide a respectful response to the question I would just assume they keep scrolling.

Not everyone's base knowledge is the same. Many are just getting started and lack the experience seasoned investors such as yourself have. I think its great you provided a response to his question, its just the way you responded that might make him or others think twice about reaching out for help again. I love that this forum, unlike many, is out to help others succeed, thank you for your time :)

Not sure why some of you feel the need to insult and patranize this man, he had a legitimate question. People should feel free to openly ask questions on BiggerPockets without being shamed. Many of us are at different levels in this game.

@Ben Leybovich given your "status" I would have expected more from you.
