What is the best procedure to calculate arv when analyzing a potential BRRRR deal? Is this done before due diligence with a contractor or after due diligence ? Should you have to pay for quotes before you really know if it's a good deal or not? Really can't wrap my head around the step by step procedure. Please help!!

Is it possible for your house to appreciate but still depreciate when it comes to filing taxes for your rental income?
