What’s the best strategies to invest in a market where homes are 500k and up and townhomes 300k and up

Also. I’m listening to the audiobook by David Green on Brrrr. And what I take from it so far is that this strategy only works if you buy the property outright with cash under value. Will it still work if you finance first through conventional means with a house that would have some equity already in it that you could later use to fund another home?

Overall the Brrrr strategy creates another bill. How do you pay the interest on the refinance/heloc and the mortgage for new investment and still make cash flow?

Should I keep my cash flow in an account by itself or keep it in the same account that we collect rent money from and just leave the difference in from the mortgage?

Thanks for your quick response and the information you have given me. My wife wants to rent to people with 650 credit score or better I think 600. Any thoughts?

My wife wants to charge tenants with bad credit and no rental history. And increased security deposit in addition to first and last months rent. Our security deposit is equal to the rent. Is this a good strategy?
