Thanks Theresa. 

The locks have already been changed once and that didn't stop them. 

The only main water shut off is outside and DC water needs to turn it off. 

I think the gas and electric have been turned off. 

The eviction process is in the works but that can take many months. 

Putting private security in there sounds like it could get expensive.

I have a client who owns a four-plex in Washington, DC. He wants to eventually sell it. The last tenant left a month ago, but there was a squatter in one of the units. Police were called but they wouldn't do anything because "they don't do evictions". 

Meanwhile, both first floor units have a leak under the kitchen sink. The owner called DC Water to turn off the water, but they said people are living in the first floor units. More squatters!

The locks were already changed once, but that didn't stop the squatters. 

DC gives so many rights to tenants its crazy. Even squatters have rights. 

An attorney is involved, but how do you evict someone who you don't even know is there? 

Any suggestions? 

I manage several properties and one is a nightmare. The tenant is Section 8 and only pays a fraction of the total rent (about 25%). For the past few months she has stopped paying her portion because of a high water bill. There were some recent plumbing issues (a toilet that ran constantly but she did not tell me about it) and small leak in one of the pipes to a shower. The problems have been fixed but she still won't pay her portion of the rent. The property is in DC, a very tenant friendly 'state' and right now there is a moratorium on any evictions due to COVID. What is the best way to handle a tenant like this?

Is anyone using Cole Realty Resources for your direct mail lists? For just under $1,000 I can get data for an entire region. Not just address, last sale date and estimated value, but also cell numbers and email addresses. I'm sure it doesn't slice and dice as well as ListSource, but with the added benefit of cell #'s and email addresses (for targeted FB advertising), it sounds pretty good. Thoughts?

I'm an agent licensed in MD, VA & DC and am looking to do some targeted marketing for some wholesale deals. What areas do you target? I have a quite a variety to choose from and am looking at some transitional areas in DC to start.

What parameters do you look for? A,B or C neighborhoods? Suburban ? Established neighborhoods? School districts? 

I'm interested in hearing what other wholesalers are targeting and what kind of results are you getting. Thanks in advance.

Does anyone have experience with TOPA (Tenant Occupancy Purchase Act) in Washington DC? I have a great property under contract but the tenant is talking to other investors about selling his purchase rights. 

Anyone know a good attorney that is experienced with TOPA laws?
