I've been looking at a security system for my complex, my concern is all the wiring and if someone was to cut one wire(s) that might compromise the system. But I also know that wireless signal can degrade causing poor picture resolution.

I personally like all of the points especially numbers 2, 4 and 5.

I can't see an issue with running security cameras in common areas, parking lots or corridors. I like the tenant portal idea. I'm very interested in this thread.

I thought they would go home, fill it out then mail it to me. So if they don’t fill one out on the spot, don’t count on them mailing it back to you?

I had an open house a few weeks ago, with a lot of activity through the door. Everyone took an application, one woman while outside, I overheard her say to her friend “this is the place for me”. So today I texted everyone back with a unanimous rejection about either how “small the place was” or “this isn’t what they were looking for” in the listing it does say a 600 square foot studio apartment. I agree some people need more square footage, not a problem but....

First – Why even come to the open house if you know 600 square feet is "too small" for you

Secondly – If you don’t like the place, this is what grinds my gears, WHY take an application?

If you don’t like the place fine, I wasn’t force-feeding the application to anyone they weren’t even on the way out the door you had to break stride and go into the living room to get one.

I always thought the plan was buy enough properties and then start your own PM Company, so you can hire someone to handle all the properties day to day issues but when push comes to shove you still have 100% control of them PLUS you keep all the PM fees. That’s my plan

I highly recommend this app, my CPA says this will help him at the end of the year with my mileage. I thought MileIQ was in real time but as long as you keep your location on the app does correct itself. Make sure to make it an exception on any of your app killer apps.

I use the free version as long as you don’t do more than 40 trips a month then you’ll be set.

Agreed. I was evaluating a multi-family deal recently and the utilities weren't split. 

Worse yet, they didn't seem to be baked into the rents either to pass on the burden to the tenants.

I don't like it when the utilities are "included" in the rent, wait until you get a tenant that leaves the windows open in the winter on 80 or a tenant gets a "clogged" sink all the while leaving the sink running then decides to go away for the weekend. "Baking" them into the rent is leaving you open to liability something I will never do, I'd rather pay $10K plus (which is extremely high for splitting utilities) then wait for a tenant to make 10K worth of damage and then pay the initial 10K to get the utilities split. Do it once, do it right. Pass them on to the tenant or bust!

I've always loved the idea of building a NEW Multi, you can avoid all the pitfalls most new investors fall for. Poor building layout, lack of parking and worse not split utilities. If it's anything I have a pet peeve about its having a Multifamily property without split utilities. Why would anyone, in their right mind, consider paying for someone else's usage boggles my mind. 

If you can do it, I'd love to see the blueprint or anything else you would like to share!!

 That would be a real day ruiner. Murder was the case that they gave me!!!
