 The IRS requires this due to changes that the Biden administration pushed into the American Rescue Act. This is to crack down on gig economy workers who are not paying taxes, so they can increase tax revenue. It affects landlords. This passed earlier this year and effective January 1, 2022, bill payment services such as Apartments.com (using ACH), PayPal, Venmo or ANY other alternative must send the tax payer a 1099-K for payments collected over $600. They are collecting your SSN number because tax payer ID number is required on the 1099-K. Your SSN number is your tax ID number if you operate as a sole proprietor. The only way you avoid this is collecting cash or check. The administration is also trying to push this reporting on to banks for physical checks, but they are meeting resistance. Here are several sources that talk about the change:

They need to be met with resistance, We do our taxes every year and pay our CPAs well, AptDOTcom doesn't need that info Cozy never did and for the past years AptDOTcom hasn't either

I don't think it is needed to have yet another entity reporting your information to whomever they feel like.

That letter can SAY this is only for the IRS.

Who knows what other lists your information will be sent to and how long it will be kept and used?

Opt out!

Your financial institutions already feed the IRS.

Your tax person is the only person who may need your ssn.

I use an IEN from the IRS to get tax breaks on purchases and to register or apply for strain programs and licenses. Never my personal social security number!

ApartementDOTcom ever since absorbing Cozy has been nothing but a hassle and endless issues. Now they want to invade your privacy by getting you SSN or EIN. I received the same notification and haven't given them the EIN to any of my properties. I really don't want to, AptDOTcom needs to stay in their lane and mind their own business and not worry about ours.

I have "attempted" to insert the EIN and received error messages, I have attached pictures, AptsDOTcom doesn't need to know our Tax info, DO NOT COMPLY with their demands, the IRS knows all the information they need, a 3rd party doesn't have the right or authority to enforce such obvious over-reach of power. I won't be giving them my EIN or SSN, if they stop my payments I will be filing a lawsuit.

After our most recent purchase, I won't be buying any properties will inherited tenants again. I always thought it was a great idea but each and every time I hear the same BS from my PM. "That's not how our last Landlord ran things here!" as if that's at all a creditable defense. Your last Landlord had to sell because he was running this place into the ground and hemorrhaging money left and right.

Inherited Tenants ALWAYS act as if they own the property not you. There may be a few exceptions to this but I've always took the tenants and had to slowly purge them out one by one because of their arrogance while paying under market rents in a highly desirable area.

If you have a chance to remove all tenants and vet your own, do it. You'll thank me later

We just acquired a large 6 unit by the Seacoast in NH. The property is in a very desirable location, walking distance to downtown, shopping, comedy clubs, bars (nightlife)…etc. This building is "Multi-use" so half is commercial and half is residential. The Residential units flew off the shelves when I had to turn them over, we have a commercial tenant that knows one of the other commercial tenants is going to be removed at the end of their lease. I don't have a problem with a commercial tenant wanting to expand their business, I actually encourage it, they make money, we make money. It's a plan without flaws haha…Anyway we are negotiating lease terms and she wants an "option to re-new" at the end of the lease. I don't like that term because it gives the tenant power over the Landlord. With a commercial tenant is it normal to have an "option to renew" clause in the lease?

Also with this certain unit, it’s a very large unit 2800+ square feet, It would easily be converted to a 3, 4 or even 5 bedroom. Not that I would initially do that but with the "Option to re-new" the would take that ability for conversion out of my hands for multiple years. Thanks guys let me know

I think the time of year is doing the most damage, in November renters have already found a place for this winter. I'd do $1990 and see if you can get any interest

Its a beautiful looking house, Since its in Portland is it near downtown? We use Craigslist for our listing and they get traction almost imminently

And this is my MAIN concern, It's only a matter of time before Cozy/ApartmentsDOTcom charges Landlords to collect rent. Another reason why I absolutely hate ApartmentsDotCom is the email verification system after EACH and EVERY time you Log-on. I could quickly check Cozy as I'm running out the door takes 30 second literally to Log-on and do my business. Now logging on you have to not just Log-on to Cozy but the email account you are using to get their BS verification email. It's 2020 people that verification needs to happen ONCE and then they check your IP for validity. Everything about Cozy is more slow now and tedious just wait until we have to Log-on to ApartementsDOTcom wait for the verification email all the while getting pummeled by Ads from their 3rd parties sponsors. This is nothing short of a nightmare!

Hope that's ok I'm asking- you're talking about them taking a fee for collecting the rents, aren't you paying anything today for a management company? I'm asking as a foreign investor and it really interest me. 

I don't pay Cozy to manager my  properties, if that's what you're asking? Yes with Apartment(,)(c)om owning Cozy I wouldn't be surprised if they will charge us to collect rent from tenants. At that point I will Vacate Cozy, and I know a lot of Local Landlord that will leave Cozy as well if that happens. 

Post: 7Plex Garbage/Recycling Nightmare

We just acquired an 8 Unit by the Seacoast of NH the Previous owner (who ran the property very poorly, putting it nicely) had a Dumpster on the property. The town we bought in makes everyone buy their colored trash bags, that are crazy overpriced, so to circumvent paying for these absurdly overpriced trashbags the tenants would let everyone and their friends use the Landlord funded Dumpster out back. It’s a Mixed-use Building and being so close to downtown some of the Commercial tenants were bringing their home trash to this dumpster. To make matters even Worse, everyone downtown must have known about this Dumpster because the PM had to scare off a few people backing up their trucks, with a truckload of trash, to use this dumpster. It was a nightmare!

I haven't seen this before, having to buy the towns trashbags, all of our other properties include trash pickup with the taxes. If this towns Taxes were significantly less, I could see why they don't include Trash with the Taxes but this is a working class town and the taxes are just as high, if not higher than our other properties that are in more highly desirable parts of NH. We bought some of those large plastic trash bins from Home Deport, 64 gallon I think, with a few smaller recycling bin and all of the tenants haven't had an issue wheeling their trash to the curb (and buying their own town specific trash bags). Everyone should be responsible enough to wheel and retrieve their units assigned bin to the curb and back. The trash pickup does come each week, bi-weekly trash could be done but each week is ideal. I did have to add the trash and recycling as something the tenants will be responsible for in all of the lease.

You have to remember YOU own the property NOT the tenant, I have to tell my Property Manager once in a while "You are the Boss, Start acting like it!"
