I found the process process to be fairly simple and straightforward. I’m not sure if covid changed things . Permits and inspections are easy to book . It’s much easier compared to NYC.

A good expeditor could also make your life easier . DM me if need any help . I’ve put together a great team in Jersey Since I started working there in 2018 .

You’d probably want to hire them hourly / part time . Just curious , why do you feel they need a commission split ?

If you need to provide a check list to your electrician , chances are he’s not the guy for the job . A licensed electrician at bare minimum should know the minimum code requirements for your area .

Could be some truth behind it . I know upstate has seen some movement in the housing market lately, and it could be contractors are busy . Upstate doesn’t have a large pool of contractors , compared to an area like NYC where I am from . There’s always someone , that shouldn’t be reason not to get into the deal .
