@Jennifer Darby I’ve got to disagree with everyone although I do love LVT, I’ve got many apartments with a nice multi tone Berber down for well over 15 years And still looks very nice. Was fairly inexpensive And offers some noise control. The jury is still out on a lot of LVT, I’ve installed some in kitchens and bathrooms and a year or two later the product shrank a good 1/16-1/8” on all butt joints. Just my two cents
@Scott Mac Yupper I’m a flooring store owner and that is exactly what I use... a nice furniture repair kit and 30 minuets problem gone
@Mark Fries Agreed mark if I had to hire management and on top of that everything else hired out I would be upside down as well... I’ve always been impressed with the folks who can buy a property in another state and make it all work My hats off to the ones that successfully pull that off.

@Anthony Wick So you said if not for minimum wage businesses would pay employees $2.00 per hour... then go on to say that some businesses are paying $11.00 per hour so what you’re really saying is that it could be a supply and demand thing? And that’s the way it should be I’m against any minimum wage, let the market determine the wage it usually does a pretty good job.
@Ned J. Something to keep in mind is ceramic is also Very time consuming and expensive to remove
@Mindy Jensen I’m doing a bathroom remodel now kept the tub It’s a porcelain tub will clean up great and doing a 6” tile new cement board new plumbing and no worries for 20 years or more. If I did a insert I would have to do it two times at least I’ll bet.

@David K. I agree I tried the big box stuff didn’t like it at all. I like a nice laminate just fine I do it myself and cost less then the paint on stuff.

A tenant fell on a very small patch of ice 2’x2’ in a parking lot fractured shoulder went to er. We had gotten 1 inch of snow that mostly all melted only stuck to the grass no need to shovel or salt ( so I thought) and this guy slips hard and gets injured ugh.. there’s nothing at all I could’ve done. Obviously I have insurance but still frustrating.
