Hi @Mark Smith, sometimes it gets a little crazy managing 8 properties but for the most part it’s not to bad. I have been really working on making more of my processes more efficient. (To be honest with you I was pretty bad at this in the beginning). I think the first step in making your property management easier is to have a good screening process and making sure that you have good tenants in there to start(you are always going to get bad ones along the way but you want to limit as much as you can). Then making sure that you set your expectations right from the start and follow through on those expectations. In the beginning I did all the general maintenance that I was able to do cause I was looking to save every penny to buy the next property .But now I have built a great relationship with a general contractor and I use him for almost everything.

Hi Mark,

Like many people have said if you are buying single family just make sure that you have in the lease that the tenant cuts the lawn and is in charge of the snow removal.  Currently I do my own property management for 8 properties,  I take care of all paperwork and tenant issues.  Then I have my general contractor on call for whenever I need him.

Hi, I agree with Marylou I would borrow from your condo in California. Are you looking to do an equity line of credit or a straight refinance.  I would recommend doing an equity line of credit cause if you refinance you will probaley be breaking even or running a negative cash flow every month.

HI alex, i had the samething happen to me about a week ago. It kind of hurt that the person said that (and just like you i am not a slumlord). But i used it to motivate myself. That is what make us real estate investors different. Keep going after your dream and dont let anyone or anything stop you.
