Sure, we can chat, I just PMed you. Those are definitely some issues and I think you should start looking for another PM. Btw, do you know of any Contractor/Plumber in the area that you can recommend?  I need to take care of some plumbing issue  - the  quote my PM company gave is too unreasonable.

@Marcello Oliveri,  why are  you not happy with your PM? Probably our reasons are same. But some of my gripes are poor follow-up, constant maintenance items and not so great response rate.

@Scott Stover, if you are in it for long term (10 years+) then  go for it, but be mindful that the bay area housing is at it's peak - lot of BPers are predicting/hoping a bay area housing market correction for far too long now. For 2M, there's probably few areas where you might be able to find a decent 3/2 but if you are looking for good school districts in Palo alto or Cupertino, then you might have to shell out bit more for a shack.  Buying a primary residence is very personal  & emotional decision so I think most investors/BPers will advice against it. You have to ask yourself if economics of buying a house vs renting for few more years until the housing market softens make sense.

Roth 401k with a match is probably the clear winner but it not offered by all and not everyone is eligible for Roth due to income cap.

@Shiloh Lundahl, Please realize this that not everyone is born with Entrepreneurial bone like many here on BP. For those who can't, I believe 401k is the best option by far otherwise uncle Sam takes a big bite out of  your paycheck right upfront and most people  would blow it up even before it gets to their checking account let alone investing. Investing in general outside of norm requires more guts and energy and I don't think people are wired into thinking from that perspective. Agree that Fund Managers and Intermediaries make money off of those but that's just a nature of their business - like @Mike Dymski mentioned there are companies that charge less and it's the employer's responsibility towards their employees to find the best possible combination that benefits them both. Tony Robbins` Unshakeable is a good read on all aspects of how even a small investor if started early can amass a good amount of wealth and touches on advantages of investing through employer sponsored plans. my 2 cents

Same here.. In fact I started a new thread yesterday since this post never showed up when I initially search from within BP but it did today when I searched it thru Good old Google :) 

Perhaps @Joshua Dorkin & team should take a note of this and see how the search can be improved.

@Giovanni Rigters, did you find the property management company yet? I am currently using Voepel and they are good but not great. If you find something I would be interested to know.

Hello BPers, 

Can someone recommend a good rent recovery service that can help collect delinquent rents either through a collection agency or some other legal form. I have had a tenant in the past who vacated the property with a 30 day notice, but couple months prior to their lease expiration. They promised to pay back the rent for the entire lease period before they left but haven't paid back yet after multiple follow ups. My search on BP for terms such as "Rent Recovery" yielded in no useful results. Google gave me some options such rentrecoveryservice.com and such but I am not sure which is good. TIA

@Dovid Staples, just curious why you are interested in this particular property? Are you planning to purchase? Surprised the assessor's office don't have the records. I guess a MF broker or property management company should be able to help, but I think you must have already explored that option.
