Post: Balancing a full time job and investing

I work as a Dominos Pizza GM(with a goal to eventually franchise), and I am wondering how people with full schedules balance work and investing without burning out.

Any advice would be greatly appreciated.

In general, the market is very hot right now.  Houses are in short supply, and buyers are gobbling them up.  That is why I am wondering if this is possible, and if so, why someone hasn't done it already on these properties.  Again, I am new and learning, but if this is possible, I see some potential deals I could try to put together.

Bought a list. Started cold-calling. Getting pretty beat down after a hundred or so calls, but decided to double down and not back out. Upgraded to pro, and I need to network. Even if I can just help someone as a bird dog in the Ogden, Ut. I’d like to gain some credibility and experience in the market.

As a background, my dream has been to be a franchisee, but I don’t know if the pay and workload are quite what I want to deal with for the next twenty to thirty years. I want to own a business, and when I was younger, that seemed like my only way in.

I’ve studied, read, listened to podcasts and watched webinars. What I need is action, which I’m working on, and a circle of like minded investors(this joining pro).

Anyways. Thank you bigger pockets, I look forward to getting to know you.

If you’ve seen my recent posts, you might know I’m trying to get my way into wholesale. Everyone around me is saying the timing is bad, the market it too hot, etc. But I know that I need to do this. I need to do this NOW, for me. Can anyone offer some advice on moving forward, and what you did to get over the hump?

In the process of cold calling a list(from list source), I found someone interested in potentially selling some land. (Later I found out it was zoned industrial), but on the second phone call the potential seller asked what company I was with(I haven't formed an LLC yet or anything), and I told them I was a solo investor, and they seemed very turned off to the idea.

Is this simply a loss, or do I double down and prove my value somehow?

I am starting out, have found my list of potential motivated sellers, and will be working on finding deals to fill my pipeline. I am hoping there are some like-minded investors in the area looking for great deals on SFR. Any advice for someone getting started in this field, aside from just stick with it, and don't give up?

I saw a really great opportunity on the MLS for a motivated seller with a townhome in an area where appreciation is high, and rents are high.

I wanted to know if investors actually buy townhomes, (1 of 4 in total).

My main concern is finding a reasonable existing fourplex. Whereas, there is quite a lot of land near me that could likely be built on. I’m just mulling over some ideas as of right now.

I have a few questions that I figured would be answered relatively quickly here.

I understand the basics of an FHA loan, 3.5% down, must live in one of the units, must live there for at least a year, etc.

My question is, if I can’t find a fourplex for a decent price, would it be viable, or even permitted to construct a building under those terms?
