When wholesaling, we're also supposed to include costs for repairs, to include in the price reduction, so when you find a back end buyer, all repair costs, discount, and assignment fee are all included for the back end buyers.

If i'm wrong with what I've thought was the correct way of calculating the costs, for the back end buyer, I would appreciate someone explaining to me, the proper calculations, so I can avoid that pitfalls in the near future wholesaling properties.

Its hard to make estimates without seeing the property. You need a contractor to bid it out for you. You can't be making estimations based on hourly rate and cost of materials. You will screw people out there with those calculations. I hope you can survive wholesaling in Canada.

@Hai Loc:

I totally understand that I would have to do a walk through each property, before I would be able to make a decision, on what the estimate will be.

But because materials are more expensive in Canada, I'm asking for some advice, as to whether or not I would need to adjust / increase my estimates being in Canada.

Good Evening,

As someone, who is new to the wholesale aspect of real estate in Canada, I would like to ask those, who already have experience in the wholesaling sector.

When estimating repairs, are the costs increased in Canada, because the cost of materials are more expensive?

Using The Three Tier System

The Tier One House, Let's Say In The Northeastern United States, Would Be In The $15.00 Per Square Foot Range:

That Would Include:

Paint

Flooring

Landscaping

Light Fixtures

Deep Clean

The Tier Two House Would Involve Increasing The Costs To $25.00 Per Square Foot:

Paint

Flooring

Landscaping

Light Fixtures

Deep Clean

Updating Kitchen & Bathroom

The Tier Three House Would Involve Increasing The Costs To $35.00 Per Square Foot:

Paint

Minimal Work

Flooring

Landscaping

Light Fixtures

Deep Clean

Updating Kitchen & Bathroom

1 Or 2 Big Ticket Items

How Much Should I Increase My Per Tier Estimations For The Canadian Market To Cover Material Costs?

If So, By How Much Per Tier?

Good Afternoon Fellow Investors,

I was just wondering if someone could take a moment, and inform me whether or not, real estate investors are able to get foreclosure listings from investor friendly agents in Canada?

Or are there laws that prohibit real estate agents from furnishing investors from with foreclosure listings.

Any and all help knowledge forwarded, would be greatly appreciated.

Good Morning,

I was just wondering, would wholesalers in Windsor Ontario know if there's a company that has the capabilities to print off "yellow letters"?

Also, i'm looking for competitive pricing to that of Wholesale liquidators.

Any help would be greatly appreciated.

Good Morning,

I'm new to the forum, I was wondering if someone might be able to answer this question for me.

Being an investor in Canada, would I be able to move to the united states, to continue my business there, considering that wholesaling across the united states is exponentially easier, with more tools available to find available properties.

If so, what steps would need to be taken, so that I could be able to relocate, and continue my business in the united states?
